Jaminan kebendaan dapat berupa jaminan benda bergerak dan benda tidak bergerak. Benda bergerak adalah kebendaan yang karena sifatnya dapat berpindah atau dipindahkan atau karena undang-undang dianggap sebagai benda bergerak, seperti hak-hak yang melekat pada benda bergerak. Sedangkan benda tidak bergerak adalah kebalikannya.

Umumnya, bank memberikan kredit yang berhubungan dengan kepemilikan rumah dalam bentuk Kredit Pemilikan Rumah (KPR) yaitu fasilitas kredit yang digunakan untuk pembelian rumah baru, rumah bekas ataupun untuk merenovasi rumah, dengan jaminan yang diperlukan adalah sertifikat Hak Milik / HGB, IMB, Denah Bangunan, Bukti Pembayaran PBB terakhir. Sedangkan untuk renovasi rumah, perlu juga dilampirkan anggaran perbaikan rumah. Sedangkan untuk Kredit Pemilikan Apartemen (KPA),. dengan jaminan yang diperlukan adalah sertifikat strata title, IMB, Denah Bangunan (jika ada), Akte Jual Beli, dan Bukti pembayaran PBB terakhir.

Bagaimana bila sertifikat tanah/rumah hilang atau terbakar?

Bila sertifikat tanah/rumah hilang atau terbakar, maka beberapa hal yang dapat kita lakukan antara lain adalah :
1. Melaporkan keterangan kehilangan atau kebakaran sertifikat tanah/rumah kepada pihak yang berwajib (polisi) setempat.
2. Mengajukan kembali sertifikat yang baru kepada Badan Pertanahan Nasional dengan melengkapi surat-surat yang ada sebagai bukti kepemilikan.
3. Permohonan penggantian sertifikat yang hilang haruslah disertai pernyataan di bawah sumpah dari yang bersangkutan di hadapan Kepala Kantor Pertanahan atau pejabat yang ditunjuk mengenai hilangnya sertifikat hak yang bersangkutan.
4. Dalam rangka penerbitan sertifikat pengganti, harus didahului dengan pengumuman 1 (satu) kali dalam salah satu surat kabar harian setempat atas biaya pemohon.
5. Jika dalam jangka waktu 30 (tiga puluh) hari dihitung sejak hari pengumuman tidak ada yang mengajukan keberatan mengenai akan diterbitkannya sertifikat pengganti tersebut atau ada yang mengajukan keberatan akan tetapi menurut pertimbangan Kepala Kantor Pertanahan keberatan tersebut tidak beralasan, maka akan diterbitkan sertifikat baru.
